AUDAX architecture inc. is a full service architecture studio located in Toronto Canada. We believe that all projects deserve an architectural solution that addresses the specific conditions of the site, the context, the client, the user group and the program. For this reason, we adhere to no particular style and we never rely on cookie-cutter solutions. Every AUDAX project is a unique invention.
Just as each project requires a unique solution, each client has different needs and expectations. AUDAX has a keen understanding of the motivations of its clients and aims to provide the appropriate style of service for every circumstance.
Our urban philosophy is governed by an unending desire to create "places" rather than artifacts. The everyday building is as important as the iconic building in making great places; we value both. Because "place" making is also about building sustainable communities, we have invested in acquiring the tools to provide our clients with fully certified LEED projects.

Gianpiero A. Pugliese

Gianpiero is a licensed architect and founding principal of AUDAX architecture inc. He graduated with a Bachelor of Arts Degree in Architecture from the University of California Berkeley and completed his Master Degree in Architecture at Harvard University. He also studied at the Venice Institute of Architecture in Italy. He has been a visiting critic at Ryerson University and at the University of Toronto. Prior to founding AUDAX, Gianpiero was a project architect responsible for the design of numerous large scale mixed use developments throughout North America including the Hullmark Centre for Tridel Developments in Toronto. Currently, Gianpiero leads all design activity at AUDAX. Notable projects include the redevelopment of the Shops of Summerhill at Scrivener Square and the Kew Beach Living condominiums in The Beaches community of Toronto.
While at Harvard, Gianpiero completed his Masters Degree thesis on the topic of housing alternatives for the elderly. Results from that research showed that solutions to housing for seniors will come in housing types that currently do not exist in the market place.
Gianpiero is also a member of the executive committee for the Pug Awards and is the director of the Pug Talks. As director of the Pug Talks he has organized a number of successful roundtable conversations about design and architecture in the city including an event featuring the leading 2010 mayoral candidates for the City of Toronto.

The video presented during the award ceremony October 4, 2011, commemorated the memory of Paul and his significant contributions to heritage preservation in Toronto. It featured David Crombie, Dean Richard Sommers, Michael Taylor, Gianpiero Pugliese, Ian McDougall and Lloyd Alter.

The planning and approval process forms the basic framework for building our city. This complex process involves the coordination of numerous development projects which impact the shape of our built environment. There are those who consider this process to be highly bureaucratic and politicized, often stifling the quality design which it is intended to encourage. While others argue that the measures in place protect the interests of the general citizenry. The May 11th talk shed light on these issues and explored the relationship between the process of planning and the physical environment that results.

Shops of Summerhill
FIRST PHASE OF PROJECT COMPLETE
Construction of the first phase of the Shops of Summerhill at Price Street is now complete. Terroni restaurant, the prime tenant, is scheduled to open in 2011 and has begun their tenant fit-out. The construction of the second phase to the north is nearing completion as the masonry and glazing has now been installed.

Paper Abstract
The design of residential condominiums is a complex process of juggling multiple variables to arrive at a desired end. Every development project has a unique set of circumstances but there are certain principles that can be applied to all projects. The following is a brief analysis of some of the principles behind residential condominium design.
