College Street Condo

Audax converted the entire floor of a downtown commercial building into a family-friendly home. The interior layout is modeled after a New York–style apartment and includes all the comforts of a house, including a formal foyer, three bedrooms, two washrooms, an open-concept living, kitchen, and dining room, and a generously sized laundry room. The homeowners also benefit from direct access to their unit from the street through a private elevator.

The interior design features a harmonious mix of modern and classical elements. To begin, Audax selected a herringbone wood floor along with traditional door casings, trim, and hardware. This framework was then layered with modern luxuries, including a sleek, contemporary-styled kitchen and modern Italian-inspired furnishings. Many of the pieces used in the home are from Audax’s own furniture collection, including the Evelyn Armchair, Vasari Dining Table, Raphael Dining Chair, and Donatello Console.

Unique to the property, Audax designed and built a winter garden—an enclosed living room with operable windows on three sides. When opened in the summertime, the living space transforms into a covered terrace, allowing the residents to enjoy a private, open-air retreat in lieu of a backyard, while still being able to use the space year-round as part of the home.
